HOUSE RULES:
Mature, serious residents only...No Partying...
All apartments are SMOKE-FREE.
We operate a drug-free, smoke-free environment.

LEASE TERMS:
Your lease automatically continues after the first year with no rent increase ever! No new contract is needed. Stay as long as you like, then give us written notice 60 days before you want to move out.

SECURITY DEPOSIT:
$500 for a one bedroom; $750 (or $375 each) for a two bedroom. *Security Deposit is refundable!*

RENT:
Rent is paid on the first of the month.

UTILITIES INCLUDED:
Cable TV, High Speed DSL or Fiber Optic Internet, water, sewer, pest control, garbage pick-up, yard maintenance are included. Everything except your own electric usage! Electricity is paid directly to Utility Company.

GUARANTOR:
A Guarantor (parent or guardian) is required for all students.

PETS:
With prior permission, well-behaved and well-cared-for pets are welcomed. A caged Rabbit, Gerbil, Snake, or Fish (small aquarium) are welcome and no pet fee applies.

CAT:

One indoor cat companion is welcome in all properties.

In select properties, one crate-trained, small-to-medium sized dog companion is welcome.

PET-PRIVILEGE FEES & GUARANTOR
With owner permission, we welcome a pet.
Take good care of your pet and your place, and you get a lot of money back!

You and your Guarantor will be asked to sign a Pet-Responsibility Statement that includes these rules:

CAT RULES
ALL properties welcome a cat. ONLY “permitted” animals are allowed on our properties.

1. Prior to moving your cat into the apartment, do these steps:

• Get written permission from us
  
• Pay $100 Privilege fee (non-refundable) and waived for adoptions from CatMan, see www.catman2.org
  
• Pet Guarantor form is sent to WPLLC by your parent or guardian
  
• Your Veterinarian’s certifies current inoculations and flea control
  
  2. ADDITIONAL Apartment Rules:
  
• Cat is to be kept INDOORS only
  
• ONE cat per apartment
  
• Display the Emergency Pet Card that WPLLC prepares for your door
  
• Flea treatment and vaccinations must be kept current
  
• Cat is to be well-cared for at all times, and apartment kept free of hair and odors
  
• Litter box must be cleaned daily, and changed weekly.
  Poopies may be flushed. Do NOT flush litter!
  
  Litter is to be disposed of in a very sturdy and properly sealed bag in the garbage.

1. Prior to moving a dog into your apartment, do these steps:

• Obtain written permission from WPLLC
  
• ONE dog per apartment
  
• Pay the $750 Privilege fee, of which $500 is refundable
  
• $15/month rent surcharge applies
  
• Your parent/guardian completes Pet Guarantor Form and sends it to WPLLC
  
• Your Veterinarian’s certification of current inoculations, especially for Rabies and Parvo, and flea control must be provided.
  
  2. ADDITIONAL Apartment Rules:
  
• Dog is to be crate trained and kept in the crate when no one is home
  
• Behavior: No barking, well-mannered, and non-aggressive
  
• Dog must be walked multiple times per day.
  
• Droppings are to be placed in a doubled plastic bag and sealed inside another bag, before being placed in the refuse container.
  
• No spills!
  
• BE SURE you are dedicated to maintain this pet every few hours, regardless of thunder and lightning, snow or rain!
  
  Remember, we have never met a bad dog. Damage results from careless or inattentive pet-parents.
