HOUSE RULES:
Mature, serious residents only...No Partying...
All apartments are SMOKE-FREE.
We operate a drug-free, smoke-free environment.

LEASE TERM:
*Control* over Lease Term: After the first year, lease automatically continues month-to-month, with only a 60-day notice required for termination. One year lease minimum?.stay as long as you like?with no rent increase!

SECURITY DEPOSIT:
Landlord acknowledges receipt of Five Hundred Dollars (US $500.00) for a One Bedroom apartment, Seven Hundred Fifty (US $750.00) for a Two Bedroom apartment, "the Deposit," as security for fulfillment of Resident's obligations.

RENT:
Rent is due at move-in. Current rent is prorated for move-ins in the middle of the month. Rent is always paid on the first day of each month of rental. (We do not require first-and-last-month?s rent.)

UTILTIES INCLUDED:
Everything except electricity!!! Water, sewer, pest control, yard maintenance, plus the electrical connection (so you do not have to pay any electricity deposit) are included. Resident?s electric usage is billed and paid directly to utility company.

HIGH-SPEED INTERNET AND 60-Channel CABLE TV:
?are included in the rent!

PETS:
With prior permission, well-behaved and well-cared-for pets are welcomed.

CAT: One indoor cat* companion is welcome in all properties.
DOG: In select properties, one crate-trained, small-to-medium sized dog* companion is welcome. We offer dog-walking areas, access to outside 10? x 10? pens, and an outdoor hot/cold-water dog bath!

PET-PRIVILEGE FEES
With prior permission, we welcome a pet. Pet-privilege fees are:

* A copy of vaccination record and flea treatment must be furnished and kept current. A Pet-Privilege fee applies. Properly cared-for rabbit, gerbil, snake, bird, or fish are welcome, and no pet fee applies.
